Best Calgary Neighbourhoods for Buying Luxury Real Estate
Elbow Park recorded a median sold price of $2,970,000 in May 2026, the highest of any Calgary neighbourhood with at least 5 sales that month. Upper Mount Royal was second at $2,510,000, a month after leading the list at $3,865,000. In a luxury market this small, 1 or 2 estate sales can reorder the ranking from month to month.
Discovery Ridge
Discovery Ridge led the January 2026 ranking with a median sold price of $1,257,500, ahead of Aspen Woods and Altadore. The community is in the southwest along the Elbow River, beside Griffith Woods Park, a 93-hectare natural environment park created in 2000 on land donated to the city. The park has paved and unpaved trails through a spruce and balsam poplar forest where moose, deer and orchids are found, and its protection designation keeps it as natural space.
Housing in Discovery Ridge ranges from single-family houses to townhomes and condominiums, and the median blends all of them. Detached houses on the park edge are generally priced above that blended figure.
Springbank Hill
The median sold price in Springbank Hill was $1,229,630 in May 2026. The community dates from 1999, on land annexed to Calgary in 1994, and its eastern part was once in the rural community of Springbank. At 6.3 square kilometres, the community includes the subdivisions of Springborough, Summit of Montreux, The Slopes, Anatapi and Spring Valley.
Ernest Manning High School opened in September 2011, and the 69 Street station on the West LRT line opened on December 10, 2012, giving residents a direct train connection to downtown. Ambrose University is also inside the community boundary. In 2006, 87.2% of buildings in the community were single-detached houses, and 3.4% of housing was rented.
Aspen Woods
Aspen Woods consists mostly of acreages and single-family detached houses on land annexed to Calgary in 1956 and developed from 2001. Its median sold price was $1,135,000 in January 2026 and $1,094,000 in March 2026. Both figures placed it in the city’s top 10, and its monthly medians have moved less than those of the older estate districts.
The 2021 census counted 9,435 residents in 3,000 households, with an average household size of 3.1, among the largest of any Calgary community. Median household income in 2020 was $182,000, compared with $98,000 citywide, and 83% of households owned their homes. Single-detached houses make up 77% of dwellings, with row houses and low-rise apartments accounting for the rest. The Aspen Landing commercial village provides shopping inside the community.
Altadore
Altadore, dating from 1945, is an inner-city community in the southwest. It includes the Marda Loop shopping district along 33 and 34 Avenues SW and borders River Park on the Elbow River. The neighbourhood also has 2 private schools, the LycĂ©e Louis Pasteur and Rundle Academy, and Avenue Calgary’s 2020 livability ranking placed Altadore 15th of 185 communities, well ahead of Elbow Park at 70th and Upper Mount Royal at 83rd. Its median sold price was $1,129,750 in January 2026 and $1,217,450 in May 2026.
Much of the expensive stock here is recent, and many high-end semi-detached houses have been built in the last 15 years. By 2018 semi-detached houses and duplexes made up 30% of dwellings, against 38% detached. Closing on one of those newer houses costs less in Alberta than in most provinces, since Alberta charges no land transfer tax. The government charge for the title transfer when buying a home in Calgary is $50 plus $5 per $5,000 of value, or $1,250 on a $1.2 million Altadore house.
Eagle Ridge
Eagle Ridge was established in 1960 on a peninsula in the Glenmore Reservoir. At about 0.4 square kilometres it is one of Calgary’s smallest neighbourhoods, with a 2019 population of 302, and in 2014 it was ranked the third-wealthiest community in the city. Lots are large, and most homes are single-family residences. The reservoir around it gained flood capacity in 2020, when a 3-year upgrade of the Glenmore Dam added 10 billion litres of capacity.
Monthly rankings include only neighbourhoods with at least 5 sales, and a community of about 300 people seldom reaches that number, leaving little price data for Eagle Ridge. Valuing a house here means working from individual comparable sales and waiting for a listing to appear.
Upper Mount Royal
Upper Mount Royal developed rapidly between 1904 and 1914, when the Canadian Pacific Railway promoted it as an exclusive district for the city’s affluent residents. Its first informal name was American Hill, after the American-born business owners who bought land and built there, and it was later renamed Mount Royal after the Montreal neighbourhood. The Sayre Estate, built for businessman Judson Sayre, is the only intact through lot remaining from the original American Hill. When Calgary’s housing boom ended late in the 1910s, some speculators had to subdivide their holdings.
An escarpment along Cameron and Royal Avenues separates it from Lower Mount Royal, where most dwellings are condominiums and apartments. Upper Mount Royal is mostly single-family detached houses, ranging from nearly 100 years old to new. Between April and May 2026 its median sold price fell by $1,355,000. A swing that large comes from a handful of sales, and individual comparable properties are a better guide to value here than the monthly median.
Elbow Park
Annexed to Calgary in 1907 and laid out from 1910, Elbow Park is one of the oldest and wealthiest communities in the city. The Elbow River forms its southern and eastern boundaries, Elbow Park Elementary has served the community since 1926, and only 4% of housing is rented. After leading the February 2026 ranking at $2,275,000, Elbow Park reached a median of $2,970,000 in May.
The river is also the main risk. After the June 2013 flood, the province decided to remove 17 flooded Elbow Park houses under its Floodway Relocation Program and asked residents for input on the community’s future. Across southern Alberta, the same flood caused more than $5 billion in damage.
Upstream protection has since improved. The Springbank Off-Stream Reservoir, a dry reservoir with 70.2 million cubic metres of storage, began operating in May 2025 and works with the Glenmore Reservoir to divert floodwater from the Elbow River.
In late June 2026, a flood warning on the Elbow River near Bragg Creek put the reservoir into operation, and the diversion channel closed on June 29 as Elbow River flows receded. A buyer looking at a riverfront lot should still review the property’s flood mapping before making an offer.
Seasonal Timing for Luxury Purchases
Sales above $1 million in Calgary rose and fell with the seasons between November 2025 and June 2026, and the top price tier’s share of all sales went from 8.3% to 12.1% over that stretch. Shopping in early winter means fewer competing offers and a smaller pool of listings, and the smaller pool matters most in districts as small as Eagle Ridge. December 2025 had 98 sales above $1 million. June 2026 had 265, about 2.7 times as many.
